The space

This villa is located inside Cap Cana, a private, gated resort community in Punta Cana, known for its controlled environment, security, and well-managed infrastructure.

The resort operates with 24/7 access control, which creates a calm, predictable setting without through traffic or public crowds. Beaches, golf courses, dining, and leisure facilities are all contained within the resort, allowing guests to move easily without leaving the area or adjusting plans around external logistics.

• Within Cap Cana, you have access to Juanillo and Api Beach Clubs, marina-side restaurants, tennis and paddle courts, water activities at Lago Azul, and the equestrian center.
• Golfers benefit from proximity to Punta Espada and Las Iguanas championship courses, both designed by Jack Nicklaus. Everything is organized, spaced out, and designed to function smoothly rather than feel busy.
• For outings beyond the resort, Blue Mall and Puntacana Village are a short drive away and offer shopping, dining, and everyday conveniences.
• Punta Cana International Airport (PUJ) is approximately 8 km (5 miles) from the resort entrance, making arrivals and departures straightforward. Santo Domingo International Airport (SDQ) is about a three-hour drive.

The Villa

This is a newly built two-level private villa completed in 2025, designed to comfortably host up to twelve guests without compromising privacy or flow. Six ensuite bedrooms and 6.5 bathrooms allow large families or groups to stay together while maintaining personal space throughout the house.

The entrance opens into a spacious central foyer that naturally becomes the social core of the villa. This area combines light entertainment elements with a relaxed lounge setting, making it easy for the group to gather without crowding the main living areas.

Adjacent living and dining spaces are laid out for unforced, everyday use – suitable both for quiet evenings and chef-prepared dinners.

Outdoor living is fully integrated into the villa’s layout. A large terrace functions as a second living room, with shaded lounges, dining areas, and an outdoor kitchen with BBQ.

The private pool and Jacuzzi are positioned for easy, all-day access, while the surrounding tropical garden creates visual separation from neighboring properties and enhances a sense of calm.

A fully equipped chef’s kitchen supports both professional service and flexible dining schedules, while multiple al fresco dining areas allow meals to adapt to the time of day and group size.

Each bedroom is intentionally designed as an independent retreat. Ensuite bathrooms, quality bedding, and garden or pool views ensure quiet rest, even when the villa is fully occupied.

The interiors follow a minimalist, clutter-free approach, keeping the focus on comfort, light, and ease of movement rather than decoration.

The Bedrooms

The villa offers six ensuite bedrooms distributed across two levels, allowing larger groups to stay together while maintaining personal space and quiet separation when needed.

• Two bedrooms are located on the ground floor, including the primary suite. This layout works well for guests who prefer step-free access or closer proximity to the pool and main living areas. The primary suite opens directly onto the terrace, providing immediate access to the outdoor space without passing through shared zones.
• Four additional bedrooms are located upstairs. Each has its own private balcony, creating a sense of independence and retreat, even when the villa is fully occupied. Three of the upstairs rooms offer flexible bedding configurations, allowing king beds to be converted into twin beds depending on the group’s composition.

All bedrooms are fully air-conditioned and equipped with TVs, secure closets with safes, and private bathrooms featuring rain showers and Hansgrohe fixtures. This ensures a consistent standard of comfort across the villa, with no “secondary” rooms.

In total, the villa accommodates up to 12 guests across 6-9 beds, making it suitable for families, mixed-age groups, or executive stays where privacy and sleep quality matter.

Villa Amenities

The villa is set up for guests who prefer a self-contained, predictable living environment with no reliance on shared facilities.

1. Climate control is consistent throughout the property, with air-conditioning indoors and ceiling fans in outdoor areas, allowing the space to remain comfortable at any time of day.
2. Daily routines stay uninterrupted thanks to reliable electricity, Wi-Fi, fresh towels, and linens.
3. Private leisure is fully contained within the villa. A swimming pool, Jacuzzi, and outdoor shower are reserved exclusively for your group, with no shared schedules or outside guests
4. Entertainment is available without leaving the property, including a pool table, air hockey, a SONOS sound system, and TVs in all bedrooms, the living area, and the main terrace.
5. Two private golf touring carts are included, moving within Cap Cana. Beaches, the marina, restaurants, and sports facilities are easily accessible without the need for transport coordination or reliance on resort shuttles.

Guests have access to the wider Cap Cana Resort, a gated community with organized infrastructure and 24/7 security. There is currently no resort fee.

Separate fees apply for resort facilities, activities, lessons, and food and beverages outside the villa. These costs are not included in the villa rental, providing clear cost control and flexibility throughout the stay.

Villa Staff

Private Chef. A dedicated chef prepares breakfast, lunch, and dinner directly in the villa, allowing meals to fit your schedule rather than the other way around. The chef may stay on the property in a separate, self-contained living area.

Menus are adjusted to your preferences, with service centered around ease and continuity. Groceries are not included.

Butler. A bilingual butler supports daily routines inside the villa. The role is practical and service-oriented, ensuring everything runs smoothly without interruption. The butler may stay on the property in a separate living area.

Housekeeping. The villa is maintained by a dedicated housekeeper who handles cleaning, bed-making, and linen and towel changes, typically every third day. Personal laundry services are not included. The housekeeper may stay on the property in a separate living area.

Villa Manager. A bilingual villa manager oversees your stay from arrival to departure. You are personally greeted at check-in, and the manager remains available daily to coordinate services, resolve requests, and handle anything that wasn’t planned in advance.

Additional Services

Once the villa is confirmed, an in-house concierge becomes your single point of coordination for any additional arrangements you may want during your stay. Optional services are arranged separately and billed accordingly.
