A rare private 16-bedroom estate – two newly built luxury villas, combined into one set within Cap Cana, one of the Caribbean’s most exclusive gated communities.
With 16 bedrooms, two private pools, Jacuzzis, and expansive indoor-outdoor living areas, it offers a level of privacy and flexibility that is difficult to find in a traditional villa or hotel setting.
Here, large groups can stay together without sacrificing personal space. Days unfold at your own pace, with private chefs, butlers, housekeeping, and an on-site villa manager handling the details while you enjoy the estate, the resort, and the best of Cap Cana with ease.
The space
This villa is located inside Cap Cana, known for its 24-hour security, refined atmosphere, and world-class amenities. Cap Cana is a preferred destination for discerning travelers seeking privacy, comfort, and easy access to the best of the Caribbean.
Within the resort, guests can enjoy most sought-after experiences, including Juanillo Beach, Api Beach Club, the Cap Cana Marina, gourmet restaurants, tennis and paddle courts, Lago Azul water activities, and the renowned equestrian center.
Golfers will also have access to Punta Espada and Las Iguanas, two oceanside golf courses designed by Jack Nicklaus. Four golf carts are included with the villa rental, making it easy to move around Cap Cana throughout your stay.
- For shopping, dining, and entertainment outside the resort, Blue Mall Puntacana and Puntacana Village are just a short drive away.
- Punta Cana International Airport (PUJ) is conveniently located about 5 miles / 8 kilometers from the resort entrance.
- Santo Domingo Airport (SDQ) is approximately a 3-hour drive away.
This private estate brings together two newly built luxury villas, creating a rare retreat for large groups who want to stay together without giving up privacy or comfort.
- The larger villa features 10 bedrooms, 10.5 bathrooms, a private pool, Jacuzzi, bar, games lounge, outdoor dining areas, and golf carts.
- The second villa offers 6 bedrooms, 6.5 bathrooms, its own private pool, Jacuzzi, entertainment spaces, outdoor kitchen, terrace, lounge areas, and golf carts.
Together, the two villas offer 16 bedrooms, 17 bathrooms, two private pools, two Jacuzzis, multiple indoor and outdoor gathering areas, and plenty of space for guests to spread out. Each villa has its own rhythm and privacy, while still feeling connected as one estate.
The design is clean, modern, and relaxed, with open living areas that flow naturally to the terraces, gardens, pools, and outdoor dining spaces. Every bedroom is designed as a private retreat, with an ensuite bathroom and peaceful garden or pool views.
The Bedrooms
All bedrooms have air conditioning, a TV, a closet with a safe, and an ensuite bathroom with a rain shower and Hans Grohe fixtures. Each bedroom upstairs has a private balcony, and the bedroom downstairs has a terrace with direct access to the pool area.

The villa includes 3 fixed King bedrooms and 3 flexible King bedrooms. Each flexible King can be separated into 2 Twin beds, allowing the layout to be adjusted for couples, families, or mixed groups.
Total beds available: 6-9 beds, sleeping up to 12 guests. All bedrooms feature air-conditioning, a TV, closet with safe, and an ensuite bathroom with rain shower and Hansgrohe fixtures. Upstairs bedrooms include private balconies, while downstairs bedrooms offer direct access to the pool area and terrace.

Cap Cana Resort
There is currently no mandatory resort fee for villa guests. However, certain resort facilities, activities, services, food, and beverages are subject to separate charges and are not included in the villa rental.
Resort amenities and services that may require additional fees include beach clubs, restaurants and bars, golf, tennis, paddle courts, bike rentals, water sports, Lago Azul activities, the equestrian center and polo club, El Dorado Water Park, Scape Park, marina services, and other resort experiences.
Popular options within Cap Cana include Api Beach Club, Juanillo Beach, Golden Bear Tennis Center, Punta Espada Golf Course, Las Iguanas Golf Course, the Cap Cana Marina, Lago Azul, and a variety of dining, shopping, and entertainment venues.
Please note that all resort fees, activity charges, food and beverage purchases, lessons, rentals, golf tee times, transportation, and third-party services are paid separately and are not included in the villa rental price.

Additional services can be arranged through our in-house concierge after booking, allowing your stay to be tailored to your group’s preferences.
Available add-on services may include airport transfers from Punta Cana or Santo Domingo, grocery pre-stocking, in-villa food and beverage plans, private transportation, boat and yacht charters, golf cart rentals, golf tee time reservations, excursions and tours, spa treatments, in-villa massages, and other personalized experiences.
Please note that all add-on services are subject to availability and separate charges. These services are not included in the villa rental price.
To complete the booking process, guests are required to sign a separate rental agreement with house rules. All villa guests must also be registered with Cap Cana Resort before arrival.
Guest access
The estate is located inside a private gated resort community. For security and access purposes, all villa guests must be registered with Cap Cana Resort before arrival.
Outside guests may be permitted, but they must also be registered with Cap Cana Resort in advance. Access for outside guests is subject to resort approval, and Cap Cana Resort reserves the right to deny entry.
Guest interaction
Your stay includes a dedicated villa team designed to make the experience feel effortless from arrival to departure.
- Two private chefs will prepare breakfast, lunch, and dinner. Groceries and beverages are not included and are charged separately.
- Two butlers will assist with food and beverage service, drinks, table setup, and general guest support throughout the day.
- Four housekeepers will take care of daily villa cleaning, bedroom service, bed making, and towel and linen care. Linens are typically washed every third day. Personal laundry service is not included.
- An English- and Spanish-speaking villa manager will also be available during your stay. Your villa manager will welcome you on arrival, assist with check-in, answer questions, coordinate housekeeping needs, and help arrange additional services not booked before arrival.
Please note that some staff members may stay on the property in a separate staff area to support the daily operation of the villas.

A separate rental agreement with house rules must be signed to complete the booking process. All villa guests must be registered with Cap Cana Resort before arrival.
